Ground Breaking Ceremony Held at Glenbeulah Site

Kettle Moraine Highlands Subdivision is underway.
The first shovels of dirt were removed during a groundbreaking Ceremony, Saturday October 27.

Vision for Kettle Moraine Highlands: To create a quiet and secure community with the feel of a village from a much earlier time.

Glenbeulah and Elkhart Lake officials and businesses are excited about the new Kettle Moraine Highlands subdivision, an 83-lot residential development that could come close to doubling the size of Glenbeulah. The two villages comprise the Elkhart Lake-Glenbeulah School District. Enrollment has been decreasing. Hopes are that additional, affordable housing will bring more families to the area, thereby keeping enrollment figures up. Their plan is to create a subdivision with lots and homes affordable to the average family - 10% to 15% lower than the area market.

Kettle Moraine Highlands is being developed by Tod Hellmann and Oyvind Solvang of Hillcrest Builders. They refer to it as "a residential community with the charm of a bygone era nestled in the Kettle Moraine Forest."
Hellmann has been in the home construction business for about 10 years, working with other firms. Solvang, who is originally from Norway, is an investment banker living in the Milwaukee area. Both have second homes near Greenbush, which is how their partnership developed. Having come to love this beautiful part of southeast Wisconsin themselves, they decided to market it to others who enjoy nature. They are looking to attract young couples, people looking to upgrade, and some empty-nesters. The new subdivision is in the northeast corner of Glenbeulah, adjacent to the village park and across from the Kettle Moraine State Forest.
The subdivision will be architecturally controlled by a committee which will include the two partners. Homes will have steeper roof pitches, raised front porches, and garages which cannot extend more than six feet past the from to the home, and daylight basement. Streets will be narrower than normal to slow traffic. Lots will range in size from one-fourth to one-half acres, with smaller front yards than contemporary developments. Backyards will be larger. Streets will have curb and gutter, trees planted four feet back from the curb and nostalgic, acorn streetlights.
Buyers will be able to pick a lot and choose from pre-priced plans. Hillcrest will put the home and lot package together and help them with financing, if needed.
